Sde Dov Plot 105

Location: Israel, Tel Aviv
Status: In Progress
Size: 79,000 sq.m
Client: Landowners representation 105

Sde Dov Plot 105 is part of Tel Aviv Yafo’s emerging Future District, located on the site of the city’s former airport. Positioned at the heart of the new neighborhood, the complex enjoys proximity to the beach, residential areas, and major business and leisure centers.

The project includes a 40-story residential tower, a 16-story tower, and several mid-rise buildings of up to 9 stories combining residential units and a hotel.
Along the surrounding streets, an active commercial frontage with a colonnade is planned, while a network of landscaped pedestrian paths weaves between the buildings, creating public access, connectivity and inviting outdoor spaces.
The architectural envelope features continuous three-dimensional horizontal beams integrated with cladding panels and shading elements, providing visual unity and a sense of motion.
Sustainability principles guided the design, including renewable energy use, stormwater management and encouragement of public transport.
The development aligns with the district’s architectural language, which will ultimately include 16,000 housing units, office space, retail areas, hotels, and open public space, and will be an integral part of the connection between the city center to the north and between the sea and the eastern neighborhoods.

By integrating residences, commerce, hospitality and green pedestrian networks, Plot 105 is designed to become a vibrant urban hub that offers high-quality living, leisure, and working experience at the heart of one of Tel Aviv’s most strategic and rapidly evolving areas.
