The Ofer Be’er Sheva Tower is a 10-story office building constructed above the Grand Canyon Mall, serving as the final stage in the mall’s development. Located at a major intersection on Tuviyahu Boulevard, the project is situated in an area characterized by an expanding mix of uses.
The building comprises approximately 12,130 sqm. above ground and was inaugurated as part of a strategy to strengthen mixed-use development in the district. It is connected to the mall through two access points: the ground floor and the roof level. Built above an active and fully operational structure, the project posed particularly complex planning challenges. To address these, extensive modifications were made to the building’s core and structural system to meet the client’s updated requirements and comply with changes in the Planning and Building Regulations.
The façade design features glass curtain walls with variably designed clip-on elements, creating a sense of vertical movement and lightness that grants the tower a high visibility above a broad, relatively low structure.
A portion of the mall’s roof was treated as a fifth façade, concealing technical systems while incorporating landscaped areas that provide both aesthetic value and an enhanced environmental experience.
Developed by Melisron, the project exemplifies design that combines functionality, complex engineering and a contemporary architectural language, transforming the tower into a prominent landmark in Be’er Sheva’s evolving urban landscape.
