The project is located at the intersection of Ya'akov Pat and Ha-Rav Herzog Streets, on the edge of the Gonen neighborhoods across from the Gazelle Valley Park.
The project includes the construction of a mixed-use tower of 32 floors, used for commercial, business and residential (216 units), built on the Pat intersection. Next to it is a 6-story low-rise building for educational purposes, specifically for the neighborhood. The total project totals 35,000 sqm. above ground and 17,500 sqm. below ground, in an area of 5.7 dunams.
In addition, the project provides a direct connection between the Gonen neighborhoods and the Gazelle Valley by way of a bridge that spans Ha-Rav Herzog Street and the light rail route. This starts from the neighborhood and passes through the project before crossing over the street.
In addition, the project provides public spaces of 4,300 sqm., located in an independent section. On the ground floor there is a commercial facade along the street.
The main goal is the restoring of the urban space, adding housing units and utilizing efficiently the proximity to the mass transportation systems. The planning challenge lies in connecting the Gonen neighborhoods to the Gazelle Valley through the design of a bridge and the construction of an independent public building on a limited lot.
