The Office Compound Azor is a large-scale urban renewal project located in Azor on an area of approximately 49 dunams adjacent to Highway 1. The plan envisions a mixed-use neighborhood combining residential, business, retail, public facilities and open spaces.
The project is designed to replace the existing textile factory with a modern urban district featuring 730 housing units (including 100 affordable units), office towers, commercial frontages, public spaces at ground level, significant public buildings and the potential for senior housing. The planning emphasizes connectivity to the surroundings and a variety of building typologies, ranging from low-rise blocks to high-rise towers. Its strategic location, next to the planned bridge to Ariel Sharon Park, ensures direct access to nature and recreational centers. Planning challenges included addressing environmental constraints such as noise and air pollution from Highway 1, meeting requirements for tiered construction that places lower buildings adjacent to the existing urban fabric while gradually increasing building heights toward the highway, and integrating extensive retail frontages. In addition, the plan required careful alignment with the adjacent historic neighborhood to the west, both in terms of traffic flow and architectural character.
The result is envisioned as an open, mixed-use neighborhood that strengthens the urban fabric of Azor while offering a high quality of life for residents and visitors. The project smartly integrates residential, office, commercial, and community services, with a focus on thoughtful design, sustainability and integrated urban planning.
