The project is located at the major intersection of Nissenbaum and Yoseftal Streets, which is the main entrance to the business area of the city and adjacent to the light rail station. After the approval of the plan, land was expropriated for the purpose of building a station for the metro line and as part of the lot, a unique intersection was created in the city of Bat Yam between the light rail station and the metro.
The project constitutes a gateway to the business area of the city of Bat Yam and a flow of pedestrians through it from the metro and light rail stations to the business area. Addition of residential areas is conditional upon construction of the office areas.
The proposed construction is carried out as part of the establishment of a commercial mall with a main area of 15,000 sqm. on four floors, while taking advantage of the topography of the lot and creating two entrance floors, an upper entrance at the level of Yoseftal and Nissenbaum Streets and a lower entrance at the level of Haharoshet and Ehud Kinnamon Streets. Above and below these levels are floors for recreation and commerce. Above the commercial base is a floor for public areas, two residential floors in low-rise construction, an office tower and 2 residential towers totaling 285 units. The total built area above ground is 110,000 sqm. and below ground 100,000 sqm., on a plot of 13.2 dunams.
In any event, the plan allows for great flexibility, which can change substantially during the planning of the architectural design, with reference to the addition of the metro station and changes in the project's environment and buying habits.
