The project is situated in the southeastern part of Kfar Saba, on a street where primarily knowledge-intensive industry is located. The project includes new construction for business uses and a commercial center. The Kfar Saba Nordau train station is located to the southwest and the Alkalai metro station to the northwest. The construction totals 50,000 sqm. above ground and 32,500 sqm. below ground, on a 9 dunam plot.
The Urban Building Plan outlines supplementary floors to the existing building on Atir Yeda St., ten additional office floors above the existing office building and four basement floors without demolishing the existing basement. These additions include new cladding and upgrading of the envelope of the existing building to create a uniform design language, while also using the roofs of the existing building to create diverse areas for comfort and well-being.
The project follows urban planning trends to sanction rights in active and in-demand business areas. It also integrates into the development of a knowledge-rich street section to create a space for mobility and activity alongside a commercial facade, and also by use of the roofs of the existing building to create a dynamic urban street. The building additions above the existing building are carried out using a constructive truss, as part of the planning and construction process.
