Haharoshet Bat Yam is a large-scale urban project located in the northern part of Bat Yam’s business district, adjacent to the planned light rail and subway stations. The development combines mixed uses including residential, office, retail and a public building, while maximizing its strategic location near central Tel Aviv.
The project features three commercial frontages along the street and a central urban square, anchored by a 42-story residential tower with 218 apartments, as well as two penthouse floors with terraces overlooking the sea. To the south, a 15-story office tower is planned, while in the northwest corner a 4-story public building will be constructed. Four basement levels provide parking for all users. The design addresses the challenges of underground rail tunnels passing beneath the site and zoning restrictions, including limitations on building height and depth. Public spaces are designed at a human scale, with active commercial frontages, a vibrant plaza, and green roofs over the retail and public buildings, serving as a “fifth façade” in the urban fabric. The planning challenge centered on integrating the different functions while adapting to topographic differences around the plot and maintaining smooth pedestrian flow.
Haharoshet Bat Yam is envisioned as a dynamic hub of housing, employment, and public services, seamlessly connected to the regional transit network, and offering a contemporary architectural identity that blends high-quality materials with an open and accessible urban experience.
